French Property Rental Guide – (part seven)

In part six of our rental guide we discussed the best ways of tracking down a suitable French rental property and also covered how to go about finding a tenant.

In the final part of our guide to renting property in France we’ll be discussing French holiday lets.

In France there are several categories of rental holiday accommodation:

Hôtels de tourisme – Tourist Hotel – Commercial establishments with non-permanent residents. Either opens throughout the year or seasonally. This type of holiday let must abide by strict guidelines, to make sure that you’re up to date with the latest rules contact your local authority.

Villages de Vacances – Holiday Villages – Large scale commercial establishments with non-permanent residents. Either opens throughout the year or seasonally. This type of holiday let must abide by strict guidelines, to make sure that you’re up to date with the latest rules contact your local authority.

Chambres d’hôtes – Bed and Breakfast – Small scale commercial/domestic establishment. Regulations for chambres d’hôtes decree that it must have under six bedrooms, if it has more than six bedrooms it is classed as a hotel and must abide by stricter regulations. Residences de Tourisme – Holiday Complexes – Large scale commercial establishment with non-permanent residents. Either opens throughout the year or seasonally. This type of holiday let must abide by strict guidelines, to make sure that you’re up to date with the latest rules contact your local authority.

Properties may also be given a rating or grade.

If you intend to rent an independent property as self-catering accommodation you can have the property officially rated under the Meubles de Tourisme system. This system grades on a points scale of 1 – 5. Over 100 of the properties characteristics are evaluated to decide on the appropriate grading.

If a property fails to meet the criteria for a 1 – 5 grading it is known as a Meubles non Classes.

Landlords can choose not to have their properties graded, their properties are also known as Meubles Non Classes.

The owners of holiday homes can also seek other private accreditation ratings, such as the widely known Gîtes de France.

Something to bear in mind is that what rating a property receives under the Gîtes de France system depends on the variety of amenities available and is not always reflective of quality.
